Property Central

Trust & Safety

Our standards for a safe and trustworthy marketplace.

Overview

Property Central is committed to creating a safe and trustworthy marketplace for property buyers, renters, owners, and agents. While we work to monitor listings and user activity, users should always take steps to verify properties and advertisers before entering into any agreements.

Below are important safety tips to help you use Property Central safely.

1. Always Inspect the Property

Before making any payment or signing an agreement, always visit the property in person whenever possible.

Inspect the property carefully and ensure that it matches the description and photos shown in the listing.

2. Verify Property Ownership or Authorization

Ask the advertiser to provide proof that they are authorized to rent or sell the property. This may include:

  • Ownership documents
  • Lease agreements
  • Authorization from the property owner
  • Real estate agent credentials

Verifying documentation helps ensure the property is being advertised legitimately.

3. Never Send Money in Advance

Property Central does not handle payments between users.

For your safety:

  • Do not send deposits before verifying the property
  • Avoid transferring money to unknown individuals
  • Use secure and traceable payment methods whenever possible

If a seller or agent pressures you to send money quickly, this may be a warning sign.

4. Watch for Common Scam Warning Signs

Be cautious if you notice:

  • Properties priced significantly below market value
  • Advertisers refusing to show the property in person
  • Requests for payment before property viewing
  • Requests for payment through unusual methods
  • Listings with incomplete information or suspicious photos

If something feels suspicious, it is best to proceed carefully.

5. Use Verified Advertisers When Possible

Some agents or advertisers on Property Central may have a Verified badge, which indicates that certain documents have been submitted to the platform.

However, users should still perform their own due diligence before entering into any property transaction.

6. Report Suspicious Listings

If you believe a listing may be fraudulent or misleading, please report it at: report@propertycentral.id

Reports help our team review listings and maintain a safer marketplace for everyone.

7. Property Central's Commitment

Property Central works to maintain a trustworthy platform by:

  • Monitoring listings and user activity
  • Reviewing reported listings
  • Removing fraudulent or misleading content
  • Suspending accounts involved in suspicious behavior

However, Property Central does not verify every listing and cannot guarantee the legitimacy of all advertisers.

Users should always perform their own verification before making any agreements or payments.

Safe Property Transactions in Indonesia

Property Central encourages users to follow the steps below to help ensure safe property transactions.

1. Verify Land Title Type

In Indonesia, land ownership and property rights can vary depending on the title type.

Common land titles include:

  • Freehold (Hak Milik) – Full ownership typically available to Indonesian citizens
  • Leasehold (Hak Sewa) – Long-term lease agreements commonly used for foreign investors
  • Right to Build (Hak Guna Bangunan – HGB) – Often used by companies or developers

Before committing to any property transaction, confirm the type of land title and ensure it complies with Indonesian regulations.

2. Confirm the Seller’s Authority

Make sure the person advertising the property has the legal authority to rent or sell it.

You may request documentation such as:

  • Property ownership certificates
  • Authorization from the property owner
  • Agent or agency credentials
  • Developer authorization for new projects

Verifying the seller’s authority helps prevent unauthorized listings.

3. Visit the Property in Person

Whenever possible, visit the property before making any payments or signing agreements.

  • Confirm the property exists
  • Verify the condition of the property
  • Ensure the location matches the listing information

If you cannot visit in person, consider asking for a live video tour.

4. Review Legal Documents Carefully

Before signing any agreement, ensure that you review all legal documents carefully.

Important documents may include:

  • Land ownership certificate
  • Lease agreement
  • Development permits
  • Building permits (IMB or PBG)

You may also consider consulting a licensed notary or legal professional familiar with Indonesian property regulations.

5. Avoid Unverified Advance Payments

Property Central does not process payments between users.

Users should avoid sending deposits or payments before verifying the property, documentation, and the identity of the advertiser.

Use secure and traceable payment methods whenever possible.

6. Work With Trusted Professionals

For larger property transactions such as purchases or long-term leases, working with trusted professionals may help protect your interests.

  • Licensed real estate agents
  • Notaries (Notaris)
  • Legal advisors familiar with Indonesian property law
